Who is responsible for an HOA roof?

That depends on the property and governing documents, not simply membership in an HOA. Identify the building and the maintenance provision to review with the association or its adviser. Do not assume the contractor can decide ownership or payment responsibility.

Identify the actual building

A clubhouse, an individual home, and a row of townhomes may not share the same maintenance arrangements. List each property separately. Being located in an HOA does not, by itself, answer who maintains the roof or who may authorize the work.

Find the governing record

Ask the association or its adviser which governing documents and provisions apply. Keep any determination with the project records. This website does not interpret your declaration, decide a payment dispute, or transfer responsibility through a form selection.

Separate permission from responsibility

Appearance review, maintenance duty, and authority to hire a contractor are related but different questions. A material color approval is not automatically authorization for the association to replace a privately maintained roof. Clarify these decisions before treating several roofs as one project.
